What is an EPC and how can I get one?
Energy Performance Certificates (EPC's) to provide homeowners and tenants information relating to the energy efficiency of a property in its existing condition.
The EPC also provides information of how the energy performance can be improved by suggesting how to reduce unnecessary wastage of energy, which in turn will reduce running costs. Suggestions range from adding additional loft insulation to replacing existing lighting with lower wattage systems.
Naturally, the government believe by advertising this information at the 'point of sale' the public will add this important dimension when choosing one property over another.
It is mandatory in the UK for every residential property on the sales and lettings market to have a valid certificate that is available for all potential buyers or tenants to view.
The format of presentation is a simple A to G ratings graph. Grade A being the best possible rating with G being the least efficient.† Each certificate will show two graphs. The first showing the 'actual' rating and the second showing the 'potential' rating by implementing the suggested improvements.
EPC's are valid for 10 years from the date of issue and are easily available via accredited domestic energy assessors.
