			<content:encoded><![CDATA[<p><strong>The maze of paperwork, negotiations, inventories, safety inspections, cleaners and utility providers are enough to make your hair stand on end.</strong></p>
<p>Letting a property can be lengthy and complicated. It can be exciting but is often fraught with stress and worry. Christian Harper of flat-fee lettings agent OliverFinn: &#8220;It is important to have a good understanding of the process and avoid the common pitfalls.</p>
<p>&#8220;Luckily there is a lot of good advice around to help you to make your experience as easy and problem-free as possible.&#8221; Here are some top tips:</p>
<ul>
<li>Only use a Lettings agent that is a member of the Association of Residential Letting Agents. If the agent is ARLA approved, your money is automatically protected against fraud by the agent, and in the event that they go out of business.</li>
<li>OliverFinn is a full ARLA member &#8211; licensed for your complete protection. All of our Assured Shorthold Tenancies (AST&#8217;s) deposits are held by the Deposit Protection Service (DPS), the government&#8217;s custodial scheme.</li>
<li>We are not interested in earning a few pennies, in interest from your deposits, at the expense of complete protection for you and your tenants.</li>
<li>This is not common practice in our industry so be on your guard. If the agents want to hold the money, ask yourself why. What type of agents are they?</li>
<li>Look at the small print covering fees and charges. Some agents even charge Landlords for producing tenancy agreements. Why, when you are already paying them to do the job? At OliverFinn, we have no hidden charges and no extras.</li>
</ul>
<p>&#8220;We have even heard of an agent charging a client for property management,&#8221; continues Harper, &#8220;&#8230; and then charging the landlord a percentage of the plumber&#8217;s bill on top for having to call them out. No wonder some think our business is money for old rope!&#8221;</p>

			<content:encoded><![CDATA[<p><em>Mayor Boris Johnson pledges to &#8216;fight for a good deal for Londoners&#8217; but what does this mean for London’s housing and property market? </em></p>
<p>Londoners bucked the national trend to give Boris another term. New housing stock and improved rental practices were the main housing policy promises of Boris Johnson’s campaign.</p>
<p><strong>Council tax<br />
</strong>Boris promises to cut his share of the council tax by at least 10 per cent over a second term, saving homeowners about £30 for an average Band D property. The Mayor’s share of the council tax currently funds Transport for London, the fire authority, the Metropolitan Police and the Olympics.</p>
<p><strong>Housing</strong><br />
The re-elected mayor says he will build 55,000 affordable homes by 2015 and promises to invest £821 million in improvements to 45,000 council homes.</p>
<p><strong>Rental practice</strong><br />
Boris favours accreditation of well-behaved landlords and wants to sign up 100,000 landlords to a new officially recognised standard.</p>
<p><strong>First-time buyers<br />
</strong>Boris has promised to help first-time buyers onto the property ladder, announcing a boost to the &#8216;First Steps&#8217; programme, as well as promoting the &#8216;Mortgage Guarantee&#8217; to help address the issue of high deposits. This is central government policy. Boris also plans to look into &#8216;rent to save&#8217; schemes to enable people to build equity through rental payments.</p>
<p><strong>GLA assets</strong><br />
Boris plans to publish a list of all Greater London Authority assets, and streamline the process of putting them out to tender.</p>
<p>Christian Harper of Chiswick&#8217;s fixed fee estate agent OliverFinn: &#8220;I urge Mr Johnson to follow through on his election promises to provide Londoner&#8217;s with more affordable social housing and remove the barriers to first-time-buyers getting on the property ladder.&#8221;</p>

			<content:encoded><![CDATA[<p>A special report conducted as part of Nationwide&#8217;s house price index has found home buyers face a £27,000 premium to purchase a property less than 500 metres from a station, compared with a similar property 1,500 metres from a station.  <a href="http://www.oliverfinn.com/propertynews/wp-content/uploads/2012/04/2012-04-26_1447.png"><img class="alignright size-medium wp-image-11798" title="2012-04-26_1447" src="http://www.oliverfinn.com/propertynews/wp-content/uploads/2012/04/2012-04-26_1447-300x251.png" alt="" width="300" height="251" /></a></p>
<p>As you would expect, premiums increase as you move closer towards a station, so a house located 1,000m away commands a 4.1 per cent premium, whilst at 750m this increases to 6.5 per cent and 9.1 per cent 500m from the station. In addition:</p>
<ul>
<li>Premiums appear to have increased since 2010</li>
<li>Properties closest to Circle Line stations are the most expensive, those nearest the Metropolitan Line are cheapest, on average.</li>
</ul>
<p>Christian Harper of Chiswick estate agent OliverFinn: &#8220;The point that hasn&#8217;t been considered in this report is the fact that stations tend to be at or near the hub of the area. Home hunters place a high value on local amenities,shops, bars and restaurants and it&#8217;s these facilities that make an area desirable.  It&#8217;s not just about the tube.&#8221;</p>
<p>&#8220;Having said that, if you were to ask 100 buyers if they need to be near a tube, all of them will say yes whether they need it or not. People like to be near a station because it generally means they&#8217;re near everything else too.&#8221;</p>
